Your records.Your association.

Who we serve

Support that fits your community.

A manager who knows your association, with operations support and principal oversight.

Most of our current associations are in Eagle County. We serve the Vail Valley and Western Slope, and consider other Colorado communities based on fit and coverage. Explore where we work.

We support boards changing managers and self-managed boards ready to share the work. The scope reflects your association’s needs and desired involvement.

Communication

How we respond

Our operating commitment is to acknowledge routine requests within 24 to 48 hours. Acknowledgement tells you what we have and what happens next; it does not mean the issue is resolved.

Emergencies move faster. Around annual meetings, acknowledgement can take up to three days.

A missed window escalates to your association manager, then the principal.

The management agreement uses a reasonable-efforts standard of three business days for routine requests.

Engagement & Terms

A clear working relationship

We agree the scope and engagement terms upfront, based on your association’s needs, complexity and desired involvement. Inspection arrangements depend on the region and engagement.

The work we handle

Owner correspondence, assessment billing, financial reporting, vendor follow-up, meeting preparation and the administration of your approved enforcement policy.

The decisions your board keeps

Your board sets budgets, policies and priorities, and approves non-routine work.

For non-routine work, we outline the issue, our recommendation and expected effort and cost before seeking board approval. Urgent safety needs, prevention of property damage and legal deadlines can require action sooner.

Your association owns its records and data. We organize the records we hold and hand them over when the relationship ends.

What sits outside it

Legal advice, audit and tax work, platform migrations and rebuilding defective historic accounting require separate qualified support.
